
3 STEPS TO A H&L PACKAGE
2. Land
Having a great relationship with developers from as far North as Yanchep and as far South as Dawesville, South of Mandurah and many in between, I get updates on newly released blocks, blocks coming back on the market and new promotions and rebates from land agents every few days. Once I know the budget for you; I will search the area's you're interested in for blocks that fit that budget. Doing this there is much more involved then just looking at size and price: there's finding out what soil type and thus site works costs are expected on that site, what developer guidelines are in the area, what comes included with the block (fencing? front landscaping? rebates?), how much time is the seller willing to give to the buyer to get finance approval, etc. With that I come to a number of options.

1. Finance
Everything starts with Finance; without knowing how much you're entitled to borrow, you don't know what packages are within your reach. Where others might rather take a deposit to later see if you qualify; I take the time to thoroughly look into your situation so you'll have the biggest chance that you will actually get to build the home you choose! You'd not go shopping without knowing what money you have in the bank either.. No point in looking at Ferrari's when you have a Fiat budget :).
There are three things that are going to influence what would be an appropriate package for you:
1) How much the bank is willing to lend you - and different banks will vary greatly in what you might give you or who they deem qualified (so only speaking with your bank could make you miss out on the best option for you). We have access to all the big banks, a great number of smaller ones as well as Low Deposit Lending options. I will explain these all in detail in our meetings.
2) Your deposit: how much you have saved will influence how much of a package you can access. A guarantor could help you out if you have borrowing capacity but not a lot of savings.
3) What you're comfortable with as repayments once the house is built. This is a step I find many people don't get asked, which is poor duty of care. Signing up for a property that the bank is willing to lend you money for does not mean that you're comfortable with the repayments later. I will always make sure that you are aware of these and are sure that you can still live the lifestyle you want with these repayments.

3. Design
This is the fun part of it all! Picking one of our many designs that fit the blocks that we've found. I sit down with you and if there are changes I can make to make the house perfect for you, I will. We go over exactly what's included in the home, what allowances we want to build in, if there's anything you like to do yourself later on. At this stage we're not yet picking out the color of your roof, the sort of bricks, the tapware, your tiles and carpets, your garage door, etc - this is done later in what we call a pre-start meeting. For now we just get the structural side sorted! This is my favourite part of the process; because here is where your home becomes your home! I love to be part of this process and get this done for you!
